Success Story - Relocating to Monticello, Florida

Located just shy of 20 miles from the Leon County border, is the beautifully historic Monticello, Florida. My buyers knew they loved this quaint little town, and entrusted me to help them make Monticello their new home. The real estate market in Monticello, Florida remains hot. While it is a small town, it is very desirable and property continues to move rather quickly. As a native to Monticello, I knew we would have to be tactic in finding the perfect home for my buyers. A challenge I was excited to tackle on their behalf! 

Over the course of just a few weeks, we looked at several properties. Although the real estate market was leveling out a bit, and interest rates were on the rise, we were still seeing properties going under contract within just a few days of hitting the market. As my buyers’ agent, it was my duty to remain organized and focused while strategically showing property I thought they may be interested in. 

I had my eye on a cute home, located in Monticello, Florida, that I thought was perfect for them. The problem? The home had been in the “coming soon” phase for a little while, and I was not sure if my buyers would be able to get into the property before the listing was active. I reached out to the listing agent and inquired about the property, the status, and general information for my buyers. During this conversation, I explained how perfect this property seemed to be for my buyers and I asked if it was possible to view the home although it was in “coming soon”. The listing agent agreed, and we toured the property immediately that Saturday.

From the moment my buyers stepped onto the property, they knew this was the one for them! While they finished touring the home, I began looking at similar listings, and recent sales in this area. I wanted to make sure I was fully prepared if they were to tell me they were ready to write an offer. We had one more showing that day, which we went to, despite the fact my buyers knew nothing could compare to what we had just seen!

After our final showing of the day, my buyers asked that I write the offer and asked me what plan I had to make sure their offer would be accepted. I explained my strategy and how I tactically prepared for them to be ready to submit an offer that weekend. I knew we needed to get our offer to the listing agent as quickly as possible. I explained that sometimes we have to wait to submit offers until a listing is “active”. But I reassured my buyers that we would go in aggressively for them, and as quickly as possible, and I had a confident feeling that they would soon close on this home.

I reached out to the listing agent that evening, and we were able to chat the following day. The listing agent was willing to accept our offer prior to the home going on the market! This was great news for my buyers and I could not wait to share the opportunity we were given with them! We submitted our offer that evening, and received acceptance the following day. We were officially under contract for the home of their dreams!

During the next few weeks, we prepared to close. Deadlines are extremely important once you are under contract, so I prepared everyone with expected deadlines because we did not want anything to slip through the cracks. I stayed in touch with the listing agent for any updates from the seller side, stayed in touch with the lender for any updates on their part, and with my buyers as well. The transaction was so smooth, and closing went on time like a breeze!

My buyers are now preparing to move into the home of their dreams, and settle down in Monticello! I am so incredibly happy for them, and cannot wait to see them turn this house into their home! Thank you again for allowing me this wonderful opportunity!
