We have all heard it before, the kitchen is the heart of your home! While they are such an important feature of your home, we also know they can bring costly renovations. As inventory continues to remain low, we are seeing more and more buyers opting to purchase homes in need of kitchen renovations. After they move into the home, they renovate the kitchen. Purchasing a home can be costly, and homeownership likewise. Additionally, sellers are finding that updating their kitchen prior to listing will help attract buyers and may increase their home value.
Let’s talk numbers! According to Zillow there are two categories for kitchen renovations: minor and major remodels. A minor kitchen renovation is estimated around $21,000 and has an 81% estimated return on investment (ROI). For a major kitchen remodel, it is estimated to cost around $67,000 with an 53% estimated ROI. While you might be able to recover some of those renovation costs when you sell, that may not be a current option for you. Let’s take a look at a few kitchen updates under $100!
Paint the kitchen cabinets! When we moved into our home, I wanted a fresh white color for our kitchen cabinets. This was an easy project that I tackled in about 2 weeks (on and off). I have spray painted and roll painted cabinets. If you are painting the cabinet doors during the summer, I would recommend rolling the paint. If you are painting the cabinets when it is a little cooler, spraying is the quickest way to paint the cabinets. I have found with the heat baking the paint on the cabinets it caused the cabinet doors to warp and split during higher temperatures.
I’m a firm believer in attention to details! Drawer pulls are small details but can make dramatic differences in your kitchen. I have found that Amazon offers great options for drawer pulls in bulk packaging. This drawer pull comes in a quantity of 30 for only $22.
Updating the lighting fixtures in any room is another simple but major improvement. I have found that the big box stores offer great options for standard lighting; however, when I have a specific style in mind I have found that Amazon has great options as well. Like with the drawer pulls, you can often get lights in packages of two from Amazon. I love these pendant lights for only $72!
Like with the hardware and lighting fixtures, the kitchen faucet can easily become worn looking and outdated. I know you are not surprised, but Amazon offers several different styles and finishes for kitchen faucets. I recommend reading reviews on the faucets before you make a selection. We have had great luck with Amazon faucets but have also had to send one back due to it not sealing properly and began to leak. I found this perfect kitchen faucet on Amazon for only $53.
Lastly, I would recommend a quick trip to Target and Hobby Lobby to purchase updated and fresh decor. This is a dangerous recommendation for those who are trying to stick to a budget but I have a tip to keep you from coming home with more than you need in decorations. As you are designing your kitchen update, save pictures of inspiration and look at the decorations in those pictures. Look at ideas they have for the countertop decor and place settings. Then, while you are shopping for decorations, keep referring back to your pictures for inspiration and to use as a guide. I like to pick out one thing in the picture that I look for as I am shopping! I have found that if I do not go prepared with a picture in hand for inspiration, then I will buy way too many items and I will not know what to do with them once I am back home.
The kitchen is the heart of any home, keep it shining! Kitchen renovations are fun and usually produce a pretty good ROI. Even a simple kitchen update can make a huge difference in your home. Oftentimes I tackle one small update at a time, step back and access the room to see if I feel like it needs anything else.
